The JAMES Apartment System

Getting a place to stay will be one of the main priorities upon arrival in your city of employment. In Japan, when moving into an apartment, you must pay initial (security, damage, etc.) deposits, totaling approximately 250,000 yen. James offers an apartment system, which significantly reduces the upfront cost of the apartment for newly arriving teachers. James rents an apartment using the following criteria: within about a 30 minute walk of the school (located very close to that city's main train station), approximately 40 square meters in size, and approximately 50,000 – 60,000 yen per month in rent.


The initial apartment system fee is 80,000 yen, of which 10,000 yen is a refundable deposit. You are responsible for utilities, just as if it was your own apartment. (Utilities are not included in the rent fee). Also you need to pay the first month’s rent upfront.


The second month's rent is deducted from your salary in that month for that month, as are subsequent months. For example, if you move in at the end of September, you pay October’s rent upfront. November’s rent is paid by James on your behalf at the end of October, and is deducted from your October pay which you receive on November 10th.


If you would like to do so, we can advance you the initial apartment fee and the first month’s rent against your future pay. In that case, you would pay that back in several installments deducted from future pay (typically, for approximately 140,000 yen, it would be in 3-4 installments from your 3rd, 4th, 5th, and perhaps 6th paycheques). There’s no interest charged on the advanced amount: the amount you pay back is exactly the amount you were advanced.


If it is available, you can buy furniture, approximately 50,000 yen for the basics such as washing machine, the fridge and a microwave.
